What a first clean on a new build actually involves
A new house has its own kind of dirt. Here is why the first clean is the one that matters most, and when to book it.
You have watched a house go up. Frames in, roof on, windows fitted — and then the site cleaners come through, the joiners knock up, the painter touches up, the landscaper does a pass, and every one of those trades leaves a film on the glass. By the time the keys are handed over, the windows in a brand-new home are usually the dirtiest glass in it.
Why new build glass is different
A house that has been lived in gets dirty in a predictable way: dust from inside, rain spotting from outside, a bit of everything on the sills. New build glass is dirtied by the build itself. Plaster dust settles on horizontal surfaces and stays there, paint and sealant pick up marks around the frames, and the labels, protective film and fixings leave their own prints on the pane. None of it is hard to shift, but all of it has to be gone before the glass looks like the glass in the sales photograph.
That is the whole argument for a first clean: the house is finished, the glass should look finished too.
When to book it
Book the first clean so the glass is done before the day that matters to you. If you are moving in, do it a day or two beforehand — the difference between clean windows and dirty ones is much easier to see on the morning you walk in with a lamp. If the build is being handed over, a first pass on the windows fits neatly into the finishing sequence, because clean glass shows up in every photograph, every inspection and every viewing.

What the job involves
